Outside Waterproofing

Wet basements and other damp areas within the home can be eliminated with outside waterproofing. Outside waterproofing includes installing or replacing weeping tile, leveling low areas, and ensuring both the foundation and basement are protected from flooding.

Fixing Weeping tile

Weeping tile may be able to be fixed if it is a case of it not being leveled but most Toronto homes with serious basement water issues will likely need new weeping tile installed. A problem with weeping tile is the most common basement water issue.

Weeping tile is a plastic pipe used for underground draining. It has slits so water can flow through and is buried around the perimeter of your home with aggregate rocks. The rocks prevent soil from sliding through the slits of the tile and blocking water flow.

Sometimes, weeping tile gets clogged with dirt, roots, and other debris which stop them from working effectively to keep water out of your basement.

With this arrangement, water in the surrounding soil above the weeping tile flows into the weeping tile. The weeping tile then drains into a storm sewer or a sump pump.

Exterior Repairs

Our licensed, insured technicians at Anta Plumbing and Drain Services can excavate a few feet to fix some problems with your foundation, walls, or even weeping tile and your home will be dry and clean. However, that may not solve your problems permanently.

An excavation around the entire perimeter is the only way to inspect and fix all the problems your foundation may have and ensure your basement is protected from water.

Here is how we waterproof with weeping tile in a step-by-step description.

1. Preparing the area. This is where our professionals designate areas for all construction materials and tools. We protect driveways and interlocks from construction mess with tarps. We locate areas to put clean fill bins for extra soil. The soil will be taken away because we’ll put clear gravel on top of the weeping tile to create a “sponch” effect for groundwater around the house. We may need to also protect neighbors’ homes from messes or damages from the work and some may need to get permission from neighbor’s before work starts if homes are close together. Plywood will need to also be put out to protect the ground, walls, interlock, and garden.

2. Excavation begins. We typically use excavators in a larger area but not in other types of residential surfaces where we need to be more accurate. During this process, the worksite will look unsightly with stones, mud, tools, and tarps laying there. However, it only takes about two weeks to complete the project and then your home and lawn will look as it was and sometimes even better. We want to leave your house looking nice.

3. Weeping tile is installed. The pipe that is the best-approved product for residences is a 4″ corrugated pipe. We install the pipe before putting the membrane on the wall. We do this because we must use a power washer to clean the walls and put out a lot of water. We want the weeping wall pipe to drain the water. The pipe is eventually buried surrounded by rocks.

4. We find cracks and other wall issues by washing and brushing dirt and mud from them. Grime can sometimes hide cracks and other issues. This is where we find and fix them.

5. Tar is used to cover the foundation wall and footing. Tar is a black liquid mostly produced from coal as a byproduct of coke production. It can also come from petroleum, peat, or wood.

6. Now, we can install the waterproofing membrane over the foundation wall and footing. It comes designed with a dimpled pattern that forms an air gap at the foundation wall. The air gap allows the wall to “breathe” and guarantees a safe separation between the wall and ground moisture. Water that comes in falls into the footer drain into the soil and never touches the wall. This keeps your basement dry.

7. An above-grade cleanout can be installed to provide access above the ground to the weeping tile. This helps with maintenance and monitoring.

9. We put garden cloth, a weed control material, over the gravel to keep mud and roots from clogging the weeping tile.

10. After the area settles, homeowners will need to do some final grading and landscaping to prevent erosion and improve the area. Anta Plumbing and Drain Services can provide interlocking if that is something you want.
